Position Title: Property Manager
Location: Ras Al Khaimah, United Arab Emirates
Reports To: Director of Operations / Senior Property Manager

Job Summary:
The Property Manager will be responsible for the overall management, operation, and profitability of assigned properties in Ras Al Khaimah. This role involves ensuring the properties are well-maintained, tenants are satisfied, and the financial objectives are met. The ideal candidate should have strong leadership skills, a keen understanding of property management, and the ability to work effectively in a dynamic environment.
Key Responsibilities:
1. Property Operations:
• Oversee the day-to-day operations of assigned properties, ensuring all systems and processes are running smoothly.
• Ensure all properties are well-maintained, including common areas, amenities, and individual units.
• Manage relationships with contractors, vendors, and service providers to ensure timely and quality maintenance and repairs.
2. Tenant Relations:
• Serve as the primary point of contact for tenants, addressing any inquiries, concerns, or issues in a timely and professional manner.
• Ensure high levels of tenant satisfaction by providing excellent customer service and maintaining open lines of communication.
• Oversee tenant move-ins and move-outs, ensuring all processes are completed smoothly and efficiently.
3. Financial Management:
• Prepare and manage property budgets, ensuring that all financial objectives are met.
• Monitor and collect rent payments, addressing any delinquencies promptly and effectively.
• Oversee expense management, ensuring all expenditures are within budget and properly accounted for.
• Provide regular financial reports and updates to senior management.
4. Leasing and Marketing:
• Oversee the leasing process, including advertising vacancies, conducting property tours, and processing applications.
• Develop and implement marketing strategies to attract and retain tenants.
• Negotiate lease agreements, ensuring favorable terms for both the landlord and tenants.
5. Legal and Regulatory Compliance:
• Ensure all properties are in compliance with local laws, regulations, and safety standards.
• Handle any legal issues related to property management, including evictions, lease violations, and disputes.
• Maintain accurate records of all property management activities, including lease agreements, maintenance logs, and financial documents.
6. Team Management:
• Lead and manage a team of property management staff, including leasing agents, maintenance personnel, and administrative support.
• Provide training, guidance, and performance evaluations to ensure a high level of service and operational efficiency.
• Foster a positive work environment that encourages teamwork, innovation, and professional growth.
Strategic Planning:
• Develop and implement strategies to maximize property value, occupancy rates, and tenant retention.
• Conduct market research to stay informed about local real estate trends and opportunities.
• Identify and recommend opportunities for property improvements, upgrades, and renovations.
Qualifications
• Bachelor’s degree in Real Estate, Business Administration, or a related field.
• Minimum of 5 years of experience in property management, with a focus on residential and/or commercial properties.
• Proven track record of successfully managing multiple properties.
• Strong knowledge of local real estate laws, regulations, and market trends.
• Excellent leadership, communication, and interpersonal skills.
• Proficiency in property management software and MS Office applications.
• Ability to work independently, prioritize tasks, and manage time effectively.
• Fluent in English; knowledge of Arabic is a plus.
• UAE driving license is preferred.
Working Conditions:
• The role will require regular site visits to properties across Ras Al Khaimah.
• Availability to handle emergencies and urgent issues outside of regular working hours.
